FULLY MANAGED

This is our most popular inclusive service package.

• marketing of the property including virtual tours & our 'eye catching' To Let Boards
• carrying out viewings including smart viewings
• referencing / credit checking / right to rent
• This proving satisfactory, we then go ahead and prepare the tenancy agreement
• Inventory
• Deposit Lodgement
• Arrange maintenance as needed.
• Deal with emergencies 24/7
• Collecting and processing of rental payments
• Arranging gas safety, electrical safety etc
• Landlord portal
• Tenant portal
• Tenant maintenance reporting via our interactive website

 

The full management fee is monthly at 11% no VAT with a set up fee of 45% of one months rent (minimum of £300.00 no VAT) for each new tenants. 

We charge an additional 10% for overseeing work, which is over £150.00. We are happy to take on existing tenancies too, no set up fee applies.  No overseas tax charges.

For example, rent £650.00pcm set up fee £300.00, monthly fee £71.50pcm.

Fee's, our standard Tenant find fee is 50% of one months rent, at a minimum of £350.00 NO VAT.  Example tenant find only fee: Rent  £700.00pcm cost £350.00.

PART MANAGED

choose either Rent Collection or Maintenance package:

The service package is the same as the Tenant find however either includes rent collection or maintainence.

Following this, the first month's rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. 

Fee's, our standard Tenant find fee is 50% of one months rent, at a minimum of £325.00 NO VAT. Check in is an additional £40.00. Maintenance or rent collection fees apply at 8.00%. Example rent pcm £650.00 fee pcm £52.00. 

We charge an additional 10% for overseeing work, which is over £150.00.

Optional extas, include deposit lodgement £40.00.

Inventory* additional cost applies from £60.00.  Check in fee £40.00, Check out fee £40.00.
